Leanne Medlin
Partner
Contracts and defect disputes for owners, builders and subcontractors.
Before law school Leanne kept the books for a general contractor: pay applications, change orders and retainage, line by line. She reads a contract the way she read a pay application, looking for where the money gets stuck. Leanne reviews contracts for owners and builders alike and takes the defect claims where the facts are in the photos, the warranty papers and the schedule. She does not take both sides of one dispute.

How Leanne works
Leanne marks up the contract first and talks second. You get the copy with her notes in the margins before the call, so the forty-five minutes go to decisions rather than reading aloud.
Owners
She writes the claim so a builder or an insurer can follow it: what was promised, what was built, what the photos show and what you want done.
Builders and subs
She answers defect claims in writing, offers the repair the contract allows and keeps the answer short enough that someone will read it.
